Building Nebraska’s Future: Housing at the Heart of Statewide Growth
Housing is more than shelter, it’s the foundation for workforce growth, community vitality and economic prosperity. At this year’s Governor’s Summit, I attended a presentation titled “6 Regions, 1 Nebraska” which outlined how our state is addressing economic development and community growth. One theme that resonated throughout every region was the urgent need for housing, especially affordable options.
Across Nebraska, communities are struggling with shortages in starter homes, rentals and senior living. Rising construction costs, high insurance premiums and increasing property taxes are making affordability more challenging than ever. In rural areas, vacant and dilapidated homes remain untapped opportunities, but limited infill and infrastructure constraints slow progress.
Several regions are taking innovative steps to meet these challenges. The Metro Region is launching a Housing Developer Academy in partnership with SPARK, aimed at training emerging developers and revitalizing disinvested neighborhoods. The Western Region is conducting a housing infrastructure asset inventory to identify shovel-ready sites and calculate the infrastructure costs needed to meet demand.
The Mid-Plains Region is mapping housing and workforce data to create practical tools for both workforce development and housing solutions. In the Central Region, revitalization efforts aim to reduce vacant properties by 15% in five years, an ambitious but vital goal.
As builders, developers and community leaders, we play a critical role in turning these regional visions into reality. The “6 Regions, 1 Nebraska” initiative made it clear: from our largest metros to our smallest rural towns, every corner of the state is facing the same challenge, how do we create enough affordable, quality housing to meet our future needs?
